I’m a big fan of HGTV (The Home and Garden Television Network). Having said that…sometimes I get a little upset with some of the shows.

It seems like the goal on many of these shows is to buy the most expensive house you can afford (with the largest closet), or take as much money as you can out of your equity to fix up your house, I like living in a nice house. I have dozens of articles about decorating on my website. Aesthetics are very important to me. I have a 4-year degree in Interior Design from a major University.

However, I also believe that you should work to pay off your mortgage. Going into debt for newer and nicer things all the time is just not wise.

You may not be thinking about it now, but someday you may want, or need to retire. When that day comes, you are going to want to be out of debt and mortgage free.

Do you really have to spend $30,000 to update your bathroom? Do rooms in your home really need to be updated after 10 years? I don’t think so.

When it comes to bathrooms, you can make them perfectly acceptable with just a few “tweaks”.

You do not need the wrecking ball to gut your room and drain your bank account of thousands and thousands of dollars.

I would like to make a few suggestions for fixing up bathrooms. There are a lot of things you can do to an outdated bathroom to make it livable. Here are some of them:

– Paint the cabinets and change the hardware. Almost all cabinets look nice when painted and with new hardware.

– Install an new faucet over your sink. This will make your sink look new.

– Update the lighting. Getting rid of dated light fixtures always makes a space look more contemporary.

– Install new vinyl flooring. You don’t have to have expensive tile on your bathroom floor. There are many beautiful designs in vinyl squares, which is an easy do-it-yourself project.

– Change the toilet.

– Re-glaze your bathtub.

– If your plumbing fixtures are colored, decorate around them.

Sometimes a bathroom can need things done to it that you can not do yourself. Find a good handyman, or at least get several bids from contractors.

I moved into a house with a 70’s bathroom. We did a lot of the things above ourselves. Does my room look glamorous? No. Is it acceptable. Do I find it attractive? Yes.

The sad things is- for those who have to have the latest, most trendy items in their home, those items will be considered outdated in another 10 years.

I recently heard one honest designer say that it is better to put in classic pieces that never go out of style than the “latest”, because that will date a home and make it less valuable in a few years.

Can you imagine how it would feel to have one “showroom” in your home, and then just “regular” rooms throughout the rest of your home? How long do you think it would be before you justified updating the rest of your home so that it would be more “compatible” with your bathroom? How much more money would you end up spending?

I have a healthy respect for money. Money provides us with the things we need. It is a representation of our time, energy, and work. Spending $30,000 on a bathroom could mean working for 1-2 years for the average family to achieve that bathroom. Is a bathroom really worth that much of your life?

And don’t think you are just spending $30,000. Money grows. Take that $30,000, put it in an investment vehicle for 10 years at just 5% interest, and at the end of 10 years you will have over $49,000.

It was about 15 years ago, when I met this amazing man who could remodel a bathroom in three days. It didn’t seem like something that was totally impossible, but this man could do it consistently and here is how he did it.

The first day that the contractor worked on the bathroom, he had someone help him, but the other two days he worked by himself. The first day they would tear out the bathtub, flooring cabinets, mirrors and toilet. If there was any damage they would repair the wood or drywall so that there wouldn’t be any problems in the future.

They would also install the bathtub and bathtub plumbing fixtures. Before they left on the first day, they would have the bathtub installed, any repairs within reason made and then they were ready for day number two.

The next day the contractor would install the tile board and tile the bathtub surround. Any repairs that needed to be finalized like drywall, plumbing or flooring would also be made the same day. When he finished installing the tile, he would install the flooring if he had time. This would all depend upon how difficult it was to tile the bathtub surround.

The third day the contractor would grout the tile, install the sink, toilet, mirrors, towel and toilet paper holders and paint the bathroom. This guy was pretty good and had plenty of practice remodeling bathrooms.

Your remodel is almost complete! The tile is installed on the showers walls, and floor. Now it is time to grout the tile.

Grout helps hold the tile in place and seals the gap between the tiles to create a solid surface. Grout is not water resistant contrary to popular belief. I recommend applying a sealer to the grout. We will discuss this later in the article.

When selecting grout you need to consider the following:

o Color: You have the option to select grout to match the color of your tile or you can select a grout color that contracts the color of your tile. For example, if you are using a light colored tile you could select a darker grout color as a contrast. Using a grout color that matches the tile is more forgiving; it is harder to see any imperfections where the tile and grout lines do not match up.

o Sanded or Non-sanded grout: Sanded grout is recommended for grout joints that are 1/8 of an inch wide or wider. Non-sanded grout is recommended for grout joints that are 1/8 of an inch wide or less.

o Sealer: The sealer helps prevent staining. The sealer will also help reduce the tendency of the tile and grout to pick up dirt, and will make it easier to clean.

It is now time to install the grout for your tile. I outlined his process below:

o Mix the grout: Mix the grout in small batches as it will dry quickly. Add 1 to 2 inches of water to a 5-gallon bucket. Add the grout powder to the water, mixing as you add the powder. The grout should be free of lumps and about the thickness of peanut butter.

o Apply the grout to the tile: Scoop the grout out of the bucket with the float. Use a float to push the grout into the grout lines. Holding the grout float flat over the grouting service, run the float over the tile in different directions pushing the grout into the grout lines.

o Remove the excess grout: After the grout is pushed in between the tiles, hold the float at a 45 degree angle and move the float over the tile diagonally to remove a majority of the grout from the surface. Run the float over the tile at a diagonal so the float does not dig into the grout lines and remove all the grout.

o Wipe away the excess grout: When the grout starts to haze over, wipe away the excess grout with a wet sponge. Use a clean 5-gallon bucket filled half way with water. Take a sponge and dip into the bucket. Squeeze most of the water out of the sponge so it is wet but not dripping water. Wipe the sponge over the tile in one direction. Flip the sponge and wipe another area in one direction. Repeat this step frequently. Only wipe the sponge in one direction on both sides, then rinse again.

o After the grout has completely dried, buff away the haze with a soft cloth.

o Allow the grout to cure for 3 weeks. Once the grout is cured, you should apply grout sealant.

Once the tile is grouted, it is time to finish the bathroom by installing the vanity, vanity top, and etc. Now you are able to enjoy the bathroom for many years to come. You should be proud of all your hard work and your finished product!…
